How much does it cost to design a custom home?
Design fees depend on the size of the project, its complexity, and how much of the work you need. After an initial consultation, Property Arts reviews your goals and provides a proposal with the fee spelled out before any design work starts.
What architectural services does Property Arts provide?
Architectural services run from preliminary design through construction documents, then bidding and contractor selection, then construction administration once the project is underway. The firm also handles additions and expansions, renovations, remodels, and tenant finish-out.
Are you a licensed architect?
Yes. Founder Darrell R. Byrd is a licensed architect, an AIA member, and NCARB certified. Property Arts has designed homes, churches, schools, and commercial buildings across northeastern Oklahoma since 1978.
Do you design both residential and commercial projects?
Yes. Residential work covers custom homes, barndominiums, additions and remodels. Commercial work covers office buildings, healthcare facilities, schools, churches, civic buildings, apartments, automotive facilities, and storm shelters, such as monolithic domes.
What happens at the first consultation?
The first meeting is a conversation, not a sales pitch: what you want to build, your budget range, your timeline, and for a commercial client, who else needs to approve the project. Property Arts uses that conversation to scope the design fee and the first set of drawings.
How long does a custom home design take?
A single-family custom home typically moves through schematic design (the first floor plans) in a few weeks, then design development, then construction documents once the plans are ready for permitting.
Can Property Arts build a barndominium?
Yes. Property Arts designs barndominiums that combine a metal-building shell with the comfort and finish of a custom home, and offers construction services for the build as well.
Do storm shelters meet a real safety standard, or are they just a reinforced room?
Property Arts designs storm shelters to ICC-500 as the base code, with FEMA P-361 for commercial applications and FEMA P-320 for residential. Those standards set requirements for wall and door construction, anchoring, and wind and debris impact resistance, at a 250 mph design wind speed for Oklahoma. An ordinary reinforced room, closet, or basement does not meet those requirements.
Do you design additions and remodels, or only new construction?
Both. Property Arts designs additions and remodels that match the scale and character of an existing home, alongside ground-up new construction. An addition project usually starts with an evaluation of the existing structure, since unexpected structural conditions in the house often show up once work begins.
Can I hire Property Arts for design only, and build with my own contractor?
Yes. Architectural services can be engaged on their own.
Does Property Arts pull permits and handle inspections?
When Property Arts is the builder on a project, the construction team handles permitting and inspections as part of the build. On design only projects, permitting can be included by request of the client.
Is there a minimum project size Property Arts will take on?
There is no published minimum. Property Arts has designed everything from single-room additions to full school buildings, and the first consultation is the same conversation either way: what you want to build, your budget, and your timeline.
Can I see examples of completed Property Arts projects?

Does Property Arts design monolithic dome buildings?
Yes. Property Arts has designed monolithic domes for Roland Public Schools, Kansas Public Schools and Pawnee Public Schools.
Do you work with building committees and school boards, or only individual homeowners?
Both. Property Arts has designed multiple public school projects and worked through the board review and approval process those require, alongside individual homeowners and commercial clients who make their own decisions without a committee.
